Thailand Long-Term Resident Visa: A 10-Year Visa for Investors Who Hold USD 1 Million in Assets
You want a long visa for Thailand, and you want to know if you qualify. The Long-Term Resident (LTR) visa for Wealthy Global Citizens asks for USD 500,000 invested in Thailand and total assets of at least USD 1 million. The visa runs 5 years and can be extended by 5 more.
An income test that was dropped, and guides that still list it
Thailand changed the Wealthy Global Citizen rules in 2025, and many guides still show the old income test. The Board of Investment page now asks for an investment and a set of assets, and it lists no income test for this category.
What it looks like from the outside:
- Old guides that still list an income test.
- An investment that must be made before you apply.
- Health cover rules that differ for you and for each dependant.
How it feels:
- You worry you will invest in the wrong asset.
- You fear the rules you read are out of date.
- You feel unsure whom to trust when every site tells a different story.
You do not have to sort out the Thai rules alone
We know how hard it is to invest in a country before you hold the visa. You want someone who has read the rule on the official page, tells you honestly when a route does not fit, and stays with you until the file is filed.
What we have done:
- 35+ years in immigration and investment migration
- 25,000+ families guided since 1991
- 3rd Generation in the immigration industry
- 2026 Canadian Choice Award winner
What we believe:
- Honesty first: we tell you when a route does not fit, before you move money.
- Checked rules: every figure on this page is read from an official source and dated.
- Your plan, not a template: the right route depends on your goals, your family and your funds.
We believe an investment should rest on the criteria the Board of Investment publishes, not on a guide from last year.
What you get
| Feature | Benefit | Meaning |
|---|---|---|
| A visa of 5 plus 5 years | You know how long the visa can run | You plan a long stay in Thailand |
| Three ways to invest | Thai government bonds, Thai companies or Thai property | You choose the asset that suits you |
| No income test listed for this category | The page asks for assets and an investment, not a salary | Your plan rests on what you own |
| A published processing fee | You know the visa fee before you file | No surprise at the counter |
| Family cover | Your spouse and children can be included, up to four dependants | The people you worry about are covered together |
Where it takes you: a long-term resident visa for Thailand. This is a visa to live there, not a passport.
Is it right for you?
An honest answer before you move funds.
| A good fit if | Consider another route if |
|---|---|
| You own at least USD 1 million in assets | You want an income-based route without investing |
| You can invest USD 500,000 in Thailand before you apply | You cannot keep the investment in place: all conditions must be kept for the visa length |
| You can hold the investment for the whole visa length | You need a route for more than four dependants |
| You can show health cover | Your funds cannot be documented |

What you need
You need an investment already made, total assets, health cover and a plan to keep all of it for the length of the visa.
What the Board of Investment page lists:
- An investment in Thailand of at least USD 500,000 in your own name: Thai government bonds with at least 5 years remaining, direct investment in Thai-registered companies, or Thai property.
- Total assets of at least USD 1 million, in Thailand or abroad, in your name. The USD 500,000 investment counts toward it.
- Health cover: health insurance of at least USD 50,000, or current Thai social security benefits, or a USD 100,000 bank balance held for at least 12 months.
- For each dependant: health cover, or a bank balance of at least USD 25,000 held for 12 months.
- Visa issuance booked within 60 days of the date of the Board of Investment letter.
The routes and rules
One category fits investors: Wealthy Global Citizen. The amounts are those on the Board of Investment LTR portal.
| Requirement | Amount | Rule |
|---|---|---|
| Investment | At least USD 500,000 | Thai government bonds (at least 5 years remaining), Thai companies or Thai property; made before you apply |
| Total assets | At least USD 1 million | In your name; the investment counts toward it |
| Income | None listed | No income test appears for this category on the page |
| Health cover | USD 50,000 insurance, Thai social security, or a USD 100,000 balance | The balance is held for 12 months |
| Visa | 5 years, extended by 5 | You must still meet every condition |
Who can be included. Your spouse and children, up to four dependants in all. Children qualify until age 20, and each dependant needs health cover or USD 25,000 for 12 months. Your partner sets out the work and tax terms for your case before you commit.
What it costs, and what waiting costs
The investment is the larger cost, and the visa fee sits on top. Set both against the cost of a wrong start: an investment that does not qualify and a visa that cannot be granted.
| Item | Amount |
|---|---|
| Processing fee, 10-year multiple-entry visa | 50,000 baht per person, when collected in Thailand |
| Board of Investment endorsement | No fee when you apply directly |
| Work permit maintenance fee (general LTR privilege) | 3,000 baht a year |

Property introductions in Thailand
Thai property is one of the three ways to make the USD 500,000 investment, and we introduce you to local property partners. They find eligible properties and handle the purchase with you before you apply. The purchase is an agreement between you and the seller. We give no investment advice and quote no returns. Local partners may pay AIA for introductions.
Your path in three steps
Three steps from your first answers to your visa.
- Step 1: Find your route. Use Find my program. You get a shortlist and a cost view for your family in a few minutes.
- Step 2: We do the heavy lifting. We qualify your case and check your assets, investment and documents. When your case is qualified, we bring in the right local partner in Thailand. You make the investment in your own name before you apply.
- Step 3: Your visa in hand. The Board of Investment decides, you book visa issuance within 60 days of its letter, and you keep every condition for the visa length.
Processing time depends on the authority and on how complete your file is.
Status: what changed and when
Reviewed 22 October 2026. Sources: Board of Investment LTR portal.
| What | Status |
|---|---|
| Wealthy Global Citizen category | Open; the Thailand Immigration Service Center for LTR officially opened on 17 March 2025 |
| Income test | None listed on the page for this category |
| Investment | USD 500,000 made before you apply, and kept for the visa length |
What could change: the investment options, asset thresholds and fees. What we do about it: we re-read the official pages before each update and show the date.
After you have the visa
You keep the visa by keeping the investment, the assets and the cover. The page says all conditions must be maintained for the full length of the visa.
- Extension: the visa is extended by 5 years if you still meet the qualifications.
- Family: each dependant keeps health cover or the USD 25,000 balance.
- Fees: the work permit maintenance fee is 3,000 baht a year on the general LTR privileges list.
Two possible futures
A year from now, you may still be comparing guides while the rules shift. You hold a brochure, a number from one adviser that contradicts another, and no date on any of it.
Or your family has a visa in Thailand, your route is one that exists, and your file went in clean. You feel relieved, and you chose on facts you could check.
The cost of staying put: routes and rules change, and each change can add cost or close a door.
Your ultimate success:
- Relieved: your family has a base in South East Asia
- Confident: you chose a route that exists today
- Protected: the people you worry about are covered
- In control: you decided on your terms, with the facts
