Residence by Investment in the Middle East: Start With the UAE Golden Residence
You want a base in the Middle East, and you want a route that is open today and checked on an official page. The UAE Golden Residence for investors starts at AED 2,000,000. Official pages disagree on how long the real estate route lasts, and we show both answers.
Official pages that give two answers
Choosing a Middle East route feels like comparing brochures that disagree. The UAE's own pages give two lengths for the real estate Golden Residence, and Dubai adds a 2-year and a 5-year permit with their own fees. Guides copy whichever one they find first.
What it looks like from the outside:
- A real estate residence shown as 10 years on some official pages and 5 years on others.
- Three different permits for Dubai property owners, with three different fees.
- Deposits and company routes with their own rules and a two-year freeze.
How it feels:
- You worry about buying on the wrong assumption.
- You feel unsure whom to trust when official pages disagree.
- You fear a lien or a freeze you did not plan for.
You do not have to settle the conflict alone
We know how hard it is to invest when the authorities' own pages disagree. You want someone who has read each page, tells you honestly when a route does not fit, and stays your point of contact from first question to filing.
What we have done:
- 35+ years in immigration and investment migration
- 25,000+ families guided since 1991
- 3rd Generation in the immigration industry
- 2026 Canadian Choice Award winner
What we believe:
- Honesty first: we tell you when a route does not fit, before you move money.
- Checked rules: every figure here comes from an official source and carries a date.
- Your plan, not a template: the right route depends on your goals, your family and your funds.
We believe a plan to live abroad should rest on a rule you have checked, not a brochure you have read.
What you get
| Feature | Benefit | Meaning |
|---|---|---|
| A route checked on official pages | You compare a route that exists, not one from an old guide | You stop worrying about a closed door |
| Both answers shown where pages disagree | You see the conflict and who can settle it | You decide on facts, not on a guess |
| A dated status board | You see what changed and when | You decide on current facts |
| Family rules on the programme page | You see who can be included | Everyone you worry about is accounted for |
| One point of contact | You deal with us, and we bring in a local partner when your case is qualified | You never chase several firms in several countries |
Which route suits you?
Start with the country, then check the route against your funds. The UAE is the route we list in the Middle East today, and we add others only after their official pages.
| Route | Type | Entry amount | What counts | One rule to know |
|---|---|---|---|---|
| UAE Golden Residence | Investment residence | AED 2,000,000 (AED 250,000 a year in taxes on one route); Dubai also has a 2-year investor visa and a 5-year retiree permit for smaller properties | Property, a deposit, company capital or a company share | Dubai property is 10 years on the Land Department page and 5 years on u.ae |

Is the Middle East right for you? Residence is not citizenship
A good fit if you want a long-term base and can document your funds. The route lets you live in the country. It does not give you a passport.
| A good fit if | Consider another route if |
|---|---|
| You want a long-term residence without an employer sponsor | You want a second passport within a few years |
| You can show where your funds come from | Your funds cannot be documented |
| You can keep an investment in place for the residence period | You need your money back within two years |

Risks to read before you move any money
Every route has a rule that can end it or stop it before it starts.
- Funds that cannot be documented. A file without clean proof of where the money came from fails.
- Liens and freezes. A lien stays on the property in Dubai, and a deposit is frozen for at least two years.
- Official pages that disagree. The length of the real estate residence differs between pages, and the Land Department service needs you in the UAE in person.
- Insurance. Valid health insurance is required for you and your family.
- No guarantee. No route promises a result. We give no investment or tax advice.
Your path in three steps
Three steps from your first answers to your residence.
- Step 1: Find your route. Use Find my program. You get a shortlist of routes and a cost view for your family in a few minutes.
- Step 2: We do the heavy lifting. We qualify your case and check your funds, family and documents. When your case is qualified, we bring in the right local partner in the country you chose.
- Step 3: Your residence in hand. The authority decides, you keep the conditions, and you renew on time.
Status: what changed and when
Reviewed 22 October 2026 on official government pages. Every route on this page is checked on an official source.
| Programme | Status | What the official source says |
|---|---|---|
| UAE Golden Residence | Open, with a conflict | ICP page updated 10 September 2026. Dubai property is 10 years on the Dubai Land Department page (updated 14 October 2026), ICP and the Dubai residency authority, and 5 years on u.ae |
What could change: thresholds, validity and fees. What we do about it: we re-read the official page before each update and show the date.
Two possible futures
A year from now, you may still be comparing guides that disagree. You hold several brochures and no date on any of them.
Or your family has residence in the country that fit, your route is one that exists, and your file went in clean. You feel relieved, and you chose on facts you could check.
The cost of staying put: routes and rules change, and each change can add cost or close a door.
Your ultimate success:
- Relieved: your family has a base in the Middle East
- Confident: you chose a route that is open today
- Protected: your family is covered together
- In control: you decided on your terms, with the facts

Frequently asked questions
What is residence by investment in the Middle East?
Residence by investment is a residence status granted because you invest in the country, run a business there, or show steady money. In the Middle East we list the UAE, where it gives a long-term, renewable residence. It does not make you a citizen.
Which Middle East routes do you cover today?
The UAE Golden Residence for investors, checked on official pages. We add other routes after their official pages.
How much do I need to invest in the UAE?
At least AED 2,000,000 in property, a deposit, company capital or a company share. One route asks instead for a company that pays AED 250,000 a year in federal taxes.
Is the real estate residence 5 or 10 years?
For a Dubai property of AED 2,000,000 or more, the Dubai Land Department, ICP and the Dubai residency authority say 10 years, while the federal portal u.ae still shows 5 years for real estate. Your partner checks the length before you buy.
Is residence the same as citizenship?
No. Residence lets you live in the country. This route does not give you a passport.
Can my family come with me?
Yes. ICP says your spouse, your children of any age and your parents can be sponsored. Your local partner checks each person’s documents before you file.
How long does it take?
The Dubai Land Department service pages list 7 to 10 business days once your file is complete. The property purchase and checks come first, and we tell you what we know about each step before you commit funds.
Will my application be approved?
No route promises approval, and we make no approval claims. What we control is the file: a route that exists, documented funds and valid insurance. We tell you before you pay if your case does not fit.
Can you help with property, a company or a bank account?
Yes, through local partners in the UAE. For the property route we introduce you to local property partners, and we arrange a company, a corporate bank account and tax registration with partners, so you deal with one point of contact. We do not give investment advice or quote returns, and local partners may pay AIA for introductions.
What do you do, and what does the local partner do?
We qualify your case, check your documents and stay your point of contact. When your case is qualified, we bring in a local partner in the country, who files your application.
Why are some Middle East programmes not listed?
Every route we list is checked on an official government page, and we add others as they pass that check.
