Residence in Malaysia: The MM2H Long-Stay Pass
You want a long stay in Malaysia, and you want to know which route fits. Malaysia has one long-stay route, My Second Home (MM2H), with four tiers set by a fixed deposit and a home purchase. A tour operator licensed by the Ministry of Tourism files every application.
Why Malaysia's tiers need a date on them
Malaysia rebuilt MM2H, and older pages still show the old deposits. We read each official page and date it, so you can see how current a figure is.
The route in brief
| My Second Home (MM2H) | |
|---|---|
| Type | Income-based residence (deposit plus a home you buy) |
| Money | Fixed deposit of USD 150,000 (Silver), USD 500,000 (Gold) or USD 1,000,000 (Platinum), or USD 32,000 to USD 65,000 in the SEZ tier; home purchase from RM600,000 |
| Key rule | Filed only through a Ministry-licensed tour operator; principals under 50 stay at least 90 days a year |

Malaysia has other visas that this section does not cover; every route we list is checked on an official page.
Is the Malaysia MM2H right for you?
An honest answer before you move funds.
| A good fit if | Consider another route if |
|---|---|
| You want to spend most of the year in Malaysia | You want to stay only a few weeks a year: if you are under 50, your family must spend 90 days a year in Malaysia, shared between you and your dependants |
| You can place a fixed deposit and buy a home | You plan to sell the home soon: it cannot be sold for 10 years unless upgraded to a higher value |
| You are 25 or older (21 or older in the SEZ tier) | You need all of your deposit to stay within reach: only up to 50% can be withdrawn, for set uses |
| You can show where your funds come from | Your funds cannot be documented |

What you need
You need a fixed deposit, a home purchase after approval and a licensed tour operator to file. The ministry also asks for a medical check-up after approval.
Full details, with the official source for each rule, are on the Malaysia MM2H page.
What it costs, and what waiting costs
The deposit and the home are the larger costs, and the government fees sit on top. Set both against the cost of a wrong start: a tier that does not fit and a home bought too early.
| Fee | Amount |
|---|---|
| Processing fee | RM5,000 for the principal, RM2,500 for each dependant |
| Participation fee | RM1,000 (Silver and SEZ), RM3,000 (Gold), RM200,000 (Platinum) |
| Renewal fee | RM1,500 (Silver), RM3,000 (Gold), RM5,000 (Platinum), RM300 (SEZ) |
| Annual pass fee | RM500 per year (RM500 to RM2,000 a year for a family of four; the official schedule does not say per person or per family) |
| Visa fee | RM0 to RM50, by nationality |

After you have the pass
You keep the pass by keeping the deposit, the home and the stay. The ministry lets you withdraw up to 50% of the deposit after approval, for a home, education, or medical and tourism costs in Malaysia.

How Malaysia compares with other routes
These are the closest alternatives to the Malaysia route. The money column shows the lowest qualifying route, in the currency of each programme, so it does not move with exchange rates. Use the family cost calculator for your household.
| Programme | Money you need | Type | In one line |
|---|---|---|---|
| Malaysia MM2H (this page) | USD 150,000 fixed deposit (Silver tier) plus a home of at least MYR 600,000 | Income or retirement | Malaysia My Second Home (MM2H) is a residence pass with four tiers, from a fixed deposit of USD 150,000 to USD 1,000,000, plus a home you buy. |

| Philippines SRRV | USD 15,000 deposit with a qualifying pension; more without one | Income or retirement | The Special Resident Retiree's Visa (SRRV) Classic needs a deposit of USD 15,000 to USD 50,000, set by your age and by whether you have a pension. |
| Indonesia Second Home Visa | IDR 2,000,000,000 in a personal bank account | Income or retirement | The Second Home Visa asks for proof of IDR 2 billion in funds, and the official eVisa page lists a stay of up to 5 years, extendable. |

Frequently asked questions
Which Malaysia route can I use?
This section covers My Second Home (MM2H), the long-stay pass run by the Ministry of Tourism, Arts and Culture.
How much do I need to place?
A fixed deposit of USD 150,000, USD 500,000 or USD 1,000,000 by tier, or USD 32,000 to USD 65,000 in the SEZ tier, plus a home purchase from RM600,000.
Who files my application?
We qualify your case and stay your point of contact. When your case is qualified, we bring in a Ministry-licensed tour operator who files.
Can my family be included?
Yes. Your spouse, children under 21, unemployed single children aged 21 to 34, disabled children, and your parents and parents-in-law can be included.
Which tier should I choose?
Silver suits a USD 150,000 deposit and a RM600,000 home, Gold suits USD 500,000 and RM1,000,000, and Platinum suits USD 1,000,000 and RM2,000,000. The SEZ tier has lower deposits and its own property rules.
Can I use the deposit?
Yes, in part. The ministry lets you withdraw up to 50% of the fixed deposit after approval for a home, education, or medical and tourism costs in Malaysia.
Do I have to live in Malaysia?
Yes, 90 days a year if you are under 50. You and your dependants can share those days, and the pass does not ask for more.
Can I sell the home?
Not for 10 years, unless you upgrade to a home of higher value.
