St Kitts and Nevis runs the oldest citizenship by investment programme in the world. It started in 1984. The lowest cost route is the Sustainable Island State Contribution, at US$250,000 for a main applicant or a family of up to four. A family of four pays US$267,500 in contribution and due diligence fees on that route, before smaller government charges and professional fees. Every main applicant must also sit an interview. This guide sets out each route, each fee and each step, using the figures the Citizenship by Investment Unit publishes itself.

Key Takeaways

  • The programme started in 1984, which makes it the longest running citizenship by investment programme in the world (Citizenship by Investment Unit, 2026).
  • The Sustainable Island State Contribution costs US$250,000 for one applicant or a family of up to four.
  • Due diligence fees add US$10,000 for the main applicant and US$7,500 for each dependant aged 16 or over.
  • Every main applicant must attend an interview. Dependants aged 16 or over may also be interviewed if the Unit asks.
  • Private real estate starts at US$325,000 for a share in a condo unit and US$600,000 for a single family home, held for at least seven years.
  • The Unit says processing generally takes three to six months, and there is no rule that you must live in St Kitts and Nevis.

The four investment routes

The Citizenship by Investment Unit lists four ways to qualify. Two are contributions to the state. Two are real estate purchases. Our St Kitts and Nevis programme page gives the short version of each route. This guide adds the full fee picture.

RouteMinimum amountWho it covers
Sustainable Island State ContributionUS$250,000Main applicant or a family of up to four
Public Benefit OptionUS$250,000Main applicant or a family of up to four, paid into an approved public benefit project
Developers real estateFrom US$325,000A share in an approved development project
Private real estateUS$325,000 for a condo unit share, US$600,000 for a single family homeOne buyer, held for at least seven years

Each extra dependant on the contribution route adds to the price. An extra dependant under 18 adds US$25,000. An extra dependant aged 18 or over adds US$50,000. These amounts come from the Unit’s own published schedule, checked in October 2026.

What a family of four really pays

Most guides stop at the headline figure. The real cost adds due diligence fees for each adult. Here is the full government picture for two adults and two children under 16, on the contribution route.

ChargeAmount
Sustainable Island State Contribution, family of up to fourUS$250,000
Due diligence fee, main applicantUS$10,000
Due diligence fee, spouse aged 16 or overUS$7,500
Due diligence fee, two children under 16US$0
Contribution plus due diligence feesUS$267,500

Your authorised agent will confirm the smaller administrative charges and their own professional fee in writing before you file. On the real estate routes, the Unit also charges post approval application fees of US$25,000 for the main applicant, US$15,000 for a spouse, US$10,000 for a dependant under 18 and US$15,000 for a dependant aged 18 or over. The Unit’s Sustainable Island State Contribution page lists no post approval fees. The Public Benefit Option page does list them, so ask your agent for the full fee list for your route in writing. The Public Benefit Option is different: on approval in principle it charges post approval fees of US$15,000 for a spouse, US$10,000 for a dependant under 18 and US$15,000 for a dependant aged 18 or over.

Who you can include

You can include your spouse. You can include children under 30 if they depend on you for support. You can also include dependent parents and grandparents aged 55 or over. A child born after you become a citizen can be added later, up to age 3, for US$7,500. Each person must meet the Unit’s checks, and each person aged 16 or over pays the due diligence fee.

It costs less to include family at the start than to add them later. If a parent or an older child may join you, put them in the first application and let the Unit check the whole family at once.

Requirements and the interview

The Unit asks for a set of core documents. These include a valid passport, a birth certificate, a police clearance certificate, proof of address, a medical certificate and proof of the source of your funds. Your authorised agent will give you the full list for your case, and extra documents may be needed.

Every main applicant must attend an interview. An independent firm hired by the Unit runs the interview, or Unit officials run it. It can be virtual, in St Kitts and Nevis, or in another place the Board approves. Dependants aged 16 or over may be interviewed if the Unit decides it is needed.

There is no test of language and no rule that you must live in the country. The Unit can refuse an application that does not pass its checks, and it can take citizenship back if an application was made under false pretences or the investment terms were not met. Our guide to why citizenship by investment applications get refused explains how these checks work.

The steps from start to passport

  1. Choose an authorised agent from the Unit’s official list. You cannot file the application yourself.
  2. Complete and submit the application with your documents and due diligence fees.
  3. Attend the interview. Dependants aged 16 or over attend if the Unit asks them to.
  4. Make the investment and pay the remaining fees once the Unit approves in principle.
  5. Receive your citizenship approval, then your certificate and passport.

The Unit says the process generally takes three to six months. Clean documents and a clear source of funds keep a file on the short end of that range. Gaps in the money trail are the most common cause of delay.

What the passport does and does not give you

A St Kitts and Nevis passport is one of the stronger Caribbean travel documents. Counts of visa free countries change as governments sign and end agreements, so check the current list on our passport ranking page instead of trusting a number in any guide, including this one.

Two limits matter. The passport does not give visa free access to the United States, and St Kitts and Nevis has no US E-2 treaty. If a US investor visa is your goal, read our Dominica vs Grenada comparison, since Grenada is the Caribbean programme with that treaty. Frequently asked questions about St Kitts and Nevis citizenship by investment

How much does St Kitts and Nevis citizenship cost for a family of four?

On the Sustainable Island State Contribution route, a family of four pays US$250,000 in contribution plus US$17,500 in due diligence fees for the two adults, a total of US$267,500 in contribution and due diligence fees. Children under 16 pay no due diligence fee. Professional fees are extra.

How long does the St Kitts and Nevis process take?

The Citizenship by Investment Unit says processing generally takes three to six months. A complete file with a clear source of funds moves faster than a file with gaps the Unit has to query.

Do I have to live in St Kitts and Nevis to keep the citizenship?

No. The Unit states there are no mandatory residency requirements to maintain citizenship once it is granted. You do not need to visit before you apply either, since the interview can be held virtually.

Who can I include in my St Kitts and Nevis application?

You can include a spouse, children under 30 who depend on you for support, and dependent parents or grandparents aged 55 or over. Each extra dependant beyond a family of four adds US$25,000 if under 18 or US$50,000 if aged 18 or over on the contribution route.

Can St Kitts and Nevis take the citizenship back?

Yes. The Unit states that citizenship may be revoked if the application was made under false pretences or if the required investment conditions are not met. This is one reason to disclose everything at the start, even facts you think may hurt the application.
